Job Description

• Site Development Strategy: provide input to and participant in the design of brand site development strategy within Greater China and provide real estate strategy for own retail.
• Business insights: understand business situation, and seek potential locations or pop up stores to solve any emergent business issue. Always be sensitive to the business performance while find the solution. Keep tracking of key competitors’ development plan and provide feedback and market intelligence to management.
• Mapping Process: to collect and analyze macro information in consideration also the company logistics and operations requirements, identify potential trade zone and map the result to build the solid proposition of retail location to local management and regional/global management for review.
• Landlord Negotiation: follow company guideline and subsequent lease negotiation, forecast sales and manage the contracting process working closely with legal and regional/global approval. Proactively to improve site location for contract renewal stage and being actively to explore the new opportunity in the same real estate or other projects before the contract renewal.
• Landlord Relationship Maintenance: Maintain the good relationship with key landlords and liaise with them to review rental vs. sales and resolve store issues related to the property, negotiate aggressively with landlord or property management for internal & external signage locations.
• Project Planning & Reporting: To provide realistic plans and forecasts, with weekly progress reports on all projects, highlighting issues and providing solutions. Revising project plans as appropriate to meet changing needs and requirements.
